you need a Realtor for a newly constructed home
The builder (and/or their sales representative) represents, advocates for and works solely on the behalf of the builder, not the buyer.
Homebuilders do not “discount” the price of a house if you do not use an agent, the commission is already built in to the price of the home.
There are sometimes big cash incentives available that a builder will not necessarily tell you about.
A Realtor is sometimes in a better negotiating position and knows the industry.
Inspection, walk-through and Builder Warrantees are all major issues during the transaction. Even a brand new home should be fully professionally inspected before closing, in addition to the walk-through with the builder. This is your right as a buyer!
