Closing
Be prepared for the BIG DAY!
Allow approximately 1.5 to 2 hours for the closing.
There will be a meeting, usually at a Title Company.
This is an impartial company who is responsible for
getting the signatures on all the documents, and distributing
the funds (money) to everyone involved.
Colorado is considered a "liquid" state
so everything is made final on the day of closing.
The closing tyopically involves two closings in one.
There is the closing for the sale from the seller to
the purchaser. Then there is the closing of the loan,
involving the mortgagee (lender) and mortgagor (purchaser).
All parties (Buyers, Sellers, both real estate brokers
and the Title Company closing officer) usually are
in attendance.
There will be a large stack of documents for you to
sign, including your loan package.
POSSESSION: You may get the keys to your new home
at this meeting and typically you will be able to move
in 2 to 3 days after the closing to give the Sellers
and you time to get your possessions moved and the
Sellers time to get their funds from your closing to
the closing on their new home.
